Using the Appraise-It Market Analysis Service with Bright MLS

You must create a custom export for this MLS before you can use the Appraise-It Market Analysis Service. Once you’ve created a custom export, you can then export your searches and import them using the Market Analysis Service.

Creating the Custom Export
1. Log in to your MLS. In the top right of the page, click on your name. Then click on Account & Settings.

2. Scroll down and click on MLS Settings.

3. Click on Custom Exports.

4. Click on Add Export.

5. Type "1004MC" as the export name and add these fields from the Available Fields Column to the Export Fields Column. Make sure the separator is set to Tab. When finished, click Save.

The exact name of your custom fields may vary. Below is a detailed description of what each field represents. They must be set up in this same order.

  • DOM – Days on Market; number of days a property was listed.
  • List Date – The date a property was listed for sale.
  • List Price – The price a property was listed for.
  • Pending/Contract Date – The date a contract for purchase was signed.
  • Sold Date – The date a property closed / transferred.
  • Sold Price – The price a property sold for.
  • Status – The current status of a listing (active, pending, sold, expired, etc…)
  • Status Date – The date the property was placed in its status.

6. After clicking Save, you should be brought back to this screen. You should see 1004MC. Click Done.

 

Export the Search
1. Run a search of a market you’d like to analyze. You can include all records (Active, Sold, Pending, Expired, Withdrawn, cancelled) in your search if desired. To ensure you capture all relevant records, you should use all records with a list date within 24 months or all records that closed within the past 12 months — whichever works best for you. When your search results appear, click All.

2. Scroll to the very bottom of the page and click Export.

3. Select 1004MC as the export file format, then click Export.

4. When the download file window appears, click Save.

5. Select a memorable location (such as your Desktop) to save the file, and give it a name. Click Save.

6. When the download is complete, click Close.

You can now upload your search to the Appraise-It Market Analysis Service.
