In UAD 3.6 Uniform Residential Appraisal Reports, the following property count fields are locked for editing:
They are automatically populated based on the state of the property as defined in the property's Property Editor.
By default, the subject and all sales comparables have one dwelling containing one living unit when first added to the report.
Subject Property
To edit the subject property's dwellings, living units, ADUs, outbuildings, and manufactured homes, open the Subject Property section of the report and scroll down to the Property Editor subsection.
Each dwelling can contain living units and ADUs, and can be identified as a manufactured home by checking the Is Manufactured Home? box. Select Add Dwelling to add additional dwellings as relevant. Select Add Living Unit and Add ADU to add additional units to a dwelling as relevant.
Select Add Outbuilding to add outbuildings to the subject property as relevant, then select an outbuilding Type. Outbuildings can contain ADUs; select Add ADU to add units to an outbuilding as relevant.
The five property count fields will update themselves automatically based on your selections in the Property Editor.
Sales Comparables Properties
A condensed version of the Property Editor is included in the sales comparison grid for the subject and each comparable, in the Dwellings and Outbuildings subsections at the top of the grid. The options and behavior is the same as with the Property Editor in the Subject Property section of the report, and the five property count fields will similarly updated themselves automatically based on your selections.
