How do flooring, ceiling heights, and ceiling styles work in UAD 3.6?

In UAD 3.6 Uniform Residential Appraisal Reports, flooring, ceiling heights, and ceiling styles are reported on a per-unit basis (not a per-room basis).

In the Unit Interior section of the report, the Interior Features subsection includes areas to describe the flooring and ceilings.

Flooring

For each type of flooring present in the unit, select Add Flooring, then indicate the Type of flooring:

  • Carpet
  • Ceramic Tile
  • Engineered Wood
  • Finished Concrete
  • Hardwood
  • Laminate
  • Marble
  • Subflooring Only
  • Vinyl
  • Other

And the Condition Status of that flooring type within the unit:

  • New or Like New
  • Typical Wear and Tear
  • Damaged and Functional
  • Damaged and Nonfunctional
  • No Finish

You can optionally add a Condition Comment and/or Quality Comment for each flooring type within the unit, and are required to indicate the Overall Update Status for Flooring for the entire unit.

Ceiling Heights

The Ceiling Height(s) field allows you to specify the heights that apply to the unit. The options are:

  • Less than 7 feet
  • 7 ft.
  • 8 ft.
  • 9 ft.
  • 10 or more feet
  • 2 or more stories

For example, if the unit had eight-foot ceilings throughout, but the living room was open to the floor above and the primary bedroom had high vaulted ceilings, you would select "8 ft.", "10 or more feet", and "2 or more stories".

Ceiling Styles

For each ceiling style present in the unit, select Add Ceiling Style, then indicate the Ceiling Style:

  • Barrel
  • Beams
  • Cathedral
  • Coffered
  • Drop
  • Flat
  • Tray
  • Vaulted
  • Other
