Why is interior data required in an exterior-only or new construction UAD 3.6 report?

In August 2026, the GSEs modified the UAD 3.6 specification to no longer require kitchen and bathroom photos in exterior-only and new construction reports. Appraise-It Pro's validator and the UAD Compliance API were both updated to reflect this change.

Exterior-Only Reports

1. Ensure you are on the latest version of Appraise-It Pro by going to Support > Check for Updates.
2. Indicate the report is exterior-only by selecting "Exterior Appraisal" for Property Valuation Method in the Assignment Information section.

Kitchen and bath photos will no longer be required in this report.

Note that this change only affected kitchen and bath photos. Interior data points such as flooring, ceiling heights, etc., are still required by the UAD 3.6 specification at this time. The GSEs have indicated that they are reviewing the situation. In the meantime, coordinate with your client if they have ordered an exterior-only UAD 3.6 report to understand their expectations for interior data points.

New Construction Reports

1. Ensure you are on the latest version of Appraise-It Pro by going to Support > Check for Updates.
2. Indicate the report is new construction by checking "Yes" for New Construction in the Subject Property section.
3. Indicate the report is subject to completion by selecting "Subject to Completion Per Plans" for Market Value Condition in the Reconciliation section.

Kitchen and bath photos will no longer be required in this report.
