We have a variety of options for collecting subject data in the field for your reports. We know there is no "one size fits all" approach and that everyone has different workflow needs and levels of comfort with technology.
Here is a brief overview of the various options available today or coming soon.
Traditional or "clipboard" approach
If you are most comfortable taking notes and property measurements by hand, you can continue to do so.
For UAD 3.6 reports, we have published two paper forms to assist traditional clipboard appraisers:
The Paper Property Data Collection Worksheet is a full-fledged paper form that can be printed off and filled out by hand during a site visit. It attempts to communicate as best it can all the nested conditionality of the various UAD 3.6 data points, and laid out in a modular way so each printout can be tailored to the current property as needed: the Project Information and Manufactured Home pages can be omitted, the Dwelling Exterior and Unit Interior pages can be duplicated, and the Outbuilding page can be omitted or duplicated.
The Paper Property Data Collection Checklist is a condensed quick reference or memory aid. It's just two pages (so one sheet front and back), and serves as a listing of the major items in each section of the report to help remind an appraiser what they need to make note of while at the subject property.
Both of these paper forms are available in Appraise-It Pro's UAD 3.6 report category.
They may also be a useful way to familiarize yourself with the UAD 3.6 subject dataset, even if you never plan to use them in the field.
Digital approach
If you would like to take Appraise-It Pro itself into the field, you can do so on any suitable Windows device, such as a tablet or laptop.
For UAD 3.6 reports, we developed the Digital Property Data Collection Report. This is, in effect, the UAD 3.6 Uniform Residential Appraisal Report with all the non-subject sections removed, to simplify the interface while out in the field.
When you have completed your site visit, you can seamlessly transform the data collection report into the full dynamic URAR by going to Home > Convert to URAR, and then continue writing the rest of your appraisal.
Mobile approaches
A number of third-party integrators have made their mobile solutions available to Appraise-It Pro users.
Available Now
Inspect-a-Lot is a partnership between SFREP and Bradford Technologies. It is a legacy app for the iPad and only supports UAD 2.6. While it will continue to work indefinitely, it is considered deprecated and will not be updated to support UAD 3.6 or other new report types.
InstaPlan is Makena's mobile solution. It requires an iPhone Pro or iPad Pro, as its floorplans/sketches are generated via LiDAR scan. It supports both UAD 2.6 and UAD 3.6, and subject data not generated by the LiDAR scan is captured manually.
AppraisalPilot runs on any device in a web browser and only supports UAD 3.6. Sketching is handled manually via tape measure or disto, and subject data is populated based on AI analysis of photos and voice notes.
BoxLi is ClearBox's mobile solution. It requires an iPhone Pro or iPad Pro, as its floorplans/sketches are generated via LiDAR scan. It supports UAD 3.6, and subject data is automatically populated via public records and MLS integration.
Available Soon
ApexPortal is Apex's mobile solution. It can run on any device -- Apple, Android, or in a web browser -- and supports both UAD 2.6 and UAD 3.6. Sketching is handled manually via tape measure or disto, and subject data is collected manually.
