How do I adjust for below-grade room count in UAD 3.6?

In the UAD 3.6 URAR comparables grid, bedroom and bathroom counts are rolled up into overall counts for the entire living unit rather than being broken out into above and below grade rows. However, square footage is still broken out into above and below grade rows.

This means there are two options when it comes to applying adjustments to below-grade rooms:

  • Rather than apply an adjustment on a room-count basis, apply an adjustment on a square footage basis in the pre-existing square footage rows, or
  • Select Add Other to add your own row below the square footage rows, and apply a below-grade room adjustment there.
