How does Appraise-It Pro calculate basement adjustments?

As of version 2.5, Appraise-It Pro includes vastly expanded support for basement adjustments in UAD reports, and continues to offer basic basement adjustments in non-UAD reports.

Non-UAD Reports

In standard reports, both the Basement and Rooms Below Grade adjustments operate like any basic automatic adjustment: the comp's basement area is subtracted from the subject's basement area, and the result is multiplied by the unit value you specify on the automatic adjustments addendum.

Basement: (1,200 − 1,050) × $35 = $5,250
Rooms Below Grade: (480 − 625) × $45 = −$6,525

UAD Reports

In UAD reports, each individual UAD data point is available for individual adjustment. Like other multi-data-point line items, the individual adjustments are calculated separately and then combined for insertion into the comp grid.

Individual adjustments that relate to the existence of a basement at all (Total Basement Area and Basement Access) are combined and inserted in the Basement & Finished line. Individual adjustments that relate to any finished portion of a basement (Finished Basement Area and any rooms below grade) are combined and inserted in the Rooms Below Grade line.

  • If you would prefer to adjust based on Unfinished Basement Area rather than Total Basement Area, go to File, then Settings, then Form Processing and select In UAD reports, calculate basement adjustments based on the unfinished area instead of the total area. The label on the adjustment addendum will update to reflect your selection.

The individual basement area and room count adjustments operate under the same basic principle as all other adjustments: the comp's value is subtracted from the subject's value, then the result is multiplied by the unit value you specified on the adjustments addendum.

The basement access adjustment is slightly different, in that the appropriate unit value specified for the comp is subtracted directly from the appropriate unit value specified for the subject.

Total Basement Area: (1,200 − 1,050) × $50 = $7,500
Basement Access: $5,000 − $10,000 = −$5,000

Combined Basement & Finished line adjustment: $7,500 + −$5,000 = $2,500

Finished Basement Area: (480 − 625) × $20 = −$2,900
Rec Rooms: (0 − 1) × $2,500 = −$2,500
Bedrooms: (1 − 0) × $6,500 = $6,500
Full Baths: (0 − 1) × $4,500 = −$4,500
Partial Baths: (1 − 0) × $2,250 = $2,250
Other Rooms: (0 − 1) × $750 = −$750

Combined Rooms Below Grade line adjustment: −$2,900 + −$2,500 + $6,500 + −$4,500 + $2,250 + −$750 = −$1,900
