How does Appraise-It Pro calculate car storage adjustments?

As of version 2.5, Appraise-It Pro replaces the old single-line car storage adjustment with a new multi-line car storage adjustment and expanded support for UAD format.

The multi-line adjustment allows you to specify different values for the first car storage space and each additional car storage space, since the initial space is generally more valuable.

  • If no Additional Spaces value is specified, Appraise-It Pro will use the First Space value for all spaces.

For example, a single carport might cost $4,000 whereas a double carport might cost $5,250 and a triple might cost $6,500. If the subject has a double carport and a comp has a single, Appraise-It Pro will account for the first space's greater value:

First space: (1 − 1) × $4,000 = $0
Additional spaces: (1 − 0) × $1,250 = $1,250

Total: $0 + $1,250 = $1,250

If the comp doesn't have a carport at all, the adjustment is for the full value of the subject's first space and additional space:

First space: (1 − 0) × $4,000 = $4,000
Additional spaces: (1 − 0) × $1,250 = $1,250

Total: $4,000 + $1,250 = $5,250

  • Outside of UAD reports, there is no standard for specifying different types of car storage within the same line item, so Appraise-It Pro will attempt to extract any number it can from the car storage description fields and calculate based on that. In other words, it has no choice but to treat all car storage spaces equally.

UAD Reports

The car storage automatic adjustments in UAD reports is much more robust, leveraging the standardized car storage field format to allow adjusting for each type of car storage independently:

The individual car storage adjustments are calculated separately, then totaled into a single adjustment and inserted into the comp grid, much like how separate full bath and partial bath adjustments are calculated separately then combined into a single bathroom adjustment in the grid.
