How does Appraise-It Pro calculate site adjustments?

As of version 2.5, Appraise-It Pro includes an automatic site adjustment for supported comp grids.

Like basic automatic adjustments, the site adjustment is calculated by subtracting the comp's site area from the subject's site area, then multiplying the result by the unit value you specify on the automatic adjustments addendum.

Unlike the basic automatic adjustments, the site adjustment requires specifying whether your unit value is per square foot or per acre. This is necessary for Appraise-It Pro to accurately handle the automatic calculation.

UAD Formatting

If your report's site areas can be parsed as being in UAD format (i.e. "20473 sf" or "1.15 ac"), regardless of whether or not this is a UAD report, Appraise-It Pro will automatically handle the conversion between values specified in square footage and values specified in acres.

Non-UAD Formatting

If your report's site areas cannot be parsed as being in UAD format, Appraise-It Pro will fall back to attempting to extract any number it can from the site description fields and assume they are square feet, not acres.
